Welcome to the Louis Ridge Property Owner's Association Website
Reminder postcards have been sent to all RVPOA members relating to our Annual Meeting on Saturday, October 26, 2024 at 11am. This is an important meeting because there is an officer election, as well as updates concerning our ongoing lawsuit.
Documents relating to the meeting will be posted here, including the agenda, job description for President of the Board, and an application form for interested and qualified candidates. Effective management and communication across our organization would be impossible without the utilization of technology. Email, word processing, tele and video conferencing are necessary skills for HOA/POA's Board Directors. So it is required that qualified candidates be willing to learn and participate in these technologies. However, the functionality and management of our website, is contracted to an outside consultant, specializing in that type of technology.
Applications must be received by October 15, 2024 to be considered. Please be sure that your experience and background are consistent with those noted as pre-requisites in the job description. Since all members will be able to vote electronically prior to the meeting, it is critical that all posted applications be of qualified candidates. Board members will review all applications before posting those approved. If you submitted an application that is not approved, you will be notified by a Board member.
If the applicant is unable to scan and email the completed application, simply print the application, complete it, make a copy for yourself, and mail it to our PO Box. Alternatively, the applicant can email their own letter/document, ensuring that all the requested information on our original application is included in their submission. Any incomplete applications will not be posted.
Approved applications will be scanned and posted without editing, so please ensure that they are legible. All candidates whose applications are posted will have the opportunity to present themselves at the meeting prior to the vote.
Voting will be done electronically by sending an email to our email address, ridgeviewpoany@gmail.com, or via text message to our RVPOA cell phone. We are in the process of registering the phone, so the phone number will be posted prior to the meeting. Voting can be done anytime prior to the meeting, or at the meeting. Only one (1) vote per lot will be allowed, so if you choose to vote electonically or via text prior to the meeting, be aware that the first vote submitted per lot will be counted. You will not be able to resubmit your vote at the meeting.
Anyone who does not vote prior to the meeting, or at the meeting will automatically be represented by a default Board Proxy Vote. That is the vote submitted by the Board to ensure that our voting quorum is met. Unfortunately, we have had to enact this procedure due to the minimal attendance at our annual meetings. This procedure ensures critical issues are voted on, and resolved; and is accepted common practice in HOA's and POA's with absentee membership.
Only lots that are invoiced for dues by RVPOA qualify for a vote. These are lot numbers: 2-24, 26-27, and 34-52. Each lot is registered as one (1) vote, regardless of the number of owners. Any lot with unpaid dues would be eliminated from voting. At this time, all accounts are current, so our total vote tally will be 44 votes.
Please review the agenda, and submit any questions you would like addressed at the meeting to our email address: ridgeviewpoany@gmail.com. There are other HOA's in the US with "ridgeview" in their name, so please be sure to address your correspondence correctly.
We have many new owners since our last annual meeting, and several critical issues, so we look forward to a full attendance.
